DESIGN-BUILD REPAIR BUILDING 405

Customer: U.S. Army Corps of Engineers, Honolulu District
Location: Fort Shafter, Hawaii

RMA was the prime contractor in this OCONUS design-build and environmental conservation project at Fort Shafter, Hawaii. A venerable landmark on the National Register of Historic Places, the 67-year-old Building 405 had historic murals, windows and doors that RMA was required to preserve while performing repair work.

The scope of work, which addressed design, demolition, repair and upgrades to completely renovate several offices and bathrooms, included:

  • Installation of rooftop A/C unit, fire alarm, and mass notification systems
  • Renovation of stairwell to meet current NFPA 101 Life Safety Codes
  • Electrical, mechanical, HVAC, and plumbing
  • Removal of existing damaged vinyl composition tile, vinyl asbestos tile
  • Replacement of VCT tile to match existing tile
  • Removal of rust from existing exterior stairs and protection with new paint
  • Replacement of window glazing
  • Cleaning, preparing, and painting existing tile wainscot
  • Installation of interior signage
  • Removal and proper disposal of asbestos, lead-based paint, mercury lamp switches, and PCB light ballasts

RMA innovated the use of sturdy plywood structures, rather than less-substantial plastic sheeting for better protection of historic doors and murals during the repair work. In addition, RMA patched and repaired flooring, rather than replace it, which reduced costs by nearly one million dollars. RMA completed the work with no warranty calls, rework items, or safety incidents, and earned a Letter of Commendation from the Corps.
